What’s the average cost of rent in Ottawa? Recent analysis of Kijiji ads says it’s pretty darn high

How much would it cost to rent Apartment613 today? North of $1,250/month and pushing $2,000/month, according to the recent analysis of rental ads online. Redditors in the r/ottawa community going by the names of u/JohnnyHaldric and u/homes-for-rent posted their findings to the forum.

u/JohnnyHaldric ran an analysis of 975 Kijiji rental ads to determine the average rent in Ottawa ($1,856), Gatineau ($1,117), Nepean ($1,539), Orléans ($2,243), and the ByWard Market ($1,962). With the data analyzed, it’s also possible to obtain averages according to the number of bedrooms per unit, but u/JohnnyHaldric didn’t get that far. They did, however, share their data in this Google Drive spreadsheet.

u/homes-for-rent breaks it down to apartments, houses, duplexes, and other types of living spaces. Their analysis of units on the market in January came up with an average of $1,336/month for a 1-bedroom apartment and $2,420/month for a 3-bedroom house. Ottawa is only behind Toronto and GTA neighbourhoods in terms of the average rental rate for a 1-bedroom, nationwide.

Keep in mind these are asking prices for “on the market” properties, not a survey of current tenants in Ottawa-Gatineau.
